Maine House Closing?

Living room of our Maine house
We still have not closed on the sale of our Maine house.  The original contract was signed in the second week of June, and then had to be extended and modified due to some issues around the hot water heating system.  This new version of the contract is due to expire at the end of August, less than a week from now.  We're all waiting on the assessment from the buyers' bank.  Our agent says it's likely we'll need another extension since the assessment has not yet been released, and the Labor Day weekend holiday is approaching.  This length of time between initial contract signing and closing isn't unusual but it's still nerve-wracking.

While I'm grateful that the house is under contract, if the sale does fall through for whatever reason, we will have spent the entirety of Maine's warm weather season working on this deal and I'm skeptical that we'd get another offer during the upcoming winter months.  Which would mean most of another year for the house to sit empty--during which systems would degrade, and taxes, insurance, and maintenance costs would have to be paid.    We'd also need to have the house re-winterized.   I'm so ready for this to be over.

If only it was this easy.
